If you have lower income or capital yet significant value in your property, you may wish to consider equity release. There are three types of equity release: Lifetime Mortgages, Home Reversion Schemes and Retirement Mortgages. We will consider and discuss all options with you.

Fees are discounted up to 25% depending upon how you wish us to work. There are four low cost, fixed fee options: two options where you pay our fees upfront and two options where only a small deposit is required.
50% Procuration Fee Rebate - Some lenders but not all may pay us a procuration fee (similar to commission) on completion of the loan. We will usually retain 50% of any procuration fee paid to us and 50% will be allocated back to you in the form of refunding any upfront fees already paid to us by you and/or offset against fees outstanding. By way of example, some lenders pay procuration fees of 2% of the loan e.g. Loan £50,000, procuration fee £1,000. £500 would be retained by us and £500 would be allocated to you to pay for any outstanding fees or refunded against fees already paid by you.

An enhanced or 'ill-health' or 'impaired life' equity release scheme offers a higher equity release amount than a standard/conventional equity release scheme for people who have (or have had) health issues such as: Smoking, diabetes, high blood pressure, heart disease, heart attacks, cancer, kidney/liver/major organ problems, severe asthma, high cholesterol, obesity, rheumatoid arthritis (this list is not exhaustive as other illnesses may be considered).
Medical questionnaire: A medical conditions questionnaire will be completed and sent to all equity release providers that may consider enhanced equity release. They will underwrite your medical history to determine if they are perpared to offer you enhanced equity release amounts.
