1 X Person Package: Leaving the UK will involve dealing with HM Revenue and Customs and the Department for Work and Pension is closing off your affairs.

You can do this yourself but it does takes time.  HMRC's Centre for Non-Residents has significant backlogs and it may prove easier for us to help you rather than you making lengthy international calls and waiting in call handling queues to try and get matters sorted, particularly if you are the other side of the World.  We will deal with:

  • Your Official Departure from UK with notification/dealings with HMRC and The Pensions Agency (Department for Work and Pensions)
  • Not retired yet?
    • State Pension Protection - securing State Pension Forecasts
    • Voluntary National Insurance Contributions - do you need to pay them?  Some countries have social security treaties with the UK, others do not.
  • Already retired? 
    • State pension, private pension and company pensions in payment, taxation, analysis of UK tax treaty with your destination country
    • Dealing with HMRC on pensions in payment remaining in UK for UK taxation, tax code changes if any, payments etc.
  • Non-Residents Landlord’s (NRL) Scheme - if you are keeping a UK property, it is the law that your Property Managing Agent or Tenant must withold income taxes from rents if you have not registered as a NRL.
  • Does not include: Wills, Reviewing existing pensions/investments or transferring pensions/investments before departure or UK Tax Returns on assets left in UK.

We will secure information to protect your UK State Pension entitlement and also to include completion of relevant tax forms for leaving UK, to work towards non-UK Resident status with HMRC, to deal with HMRC non-resident landlords scheme forms (if applicable) and to put you in a position to be able to achieve full non-UK Ordinarily Resident status (if applicable).

More than one person? If both you and your partner are leaving the UK, you can select the number of people 'leaving UK' required as 2 if your partner also needs the same.

Before you leave the UK, you may also wish to think about:  Wills (for UK Assets) and Existing Policy Reviews and Tax Returns.

Expat Buy to Let or Home Mortgage/Remortgage on UK Property.  Clear Credit History Residential Mortgage - Research, Placement and Installation to Completion.

Stage 1: Mortgage Research

  • To source the many expat mortgage/remortgage products on UK property available and recommend a suitable product to you.
  • We will assess the feasibility and suitability for your mortgage application.
  • We will research, review and compare expat mortgage/remortgage products available on the market at any one time and recommend a suitable product to you.  
  • We will provide you with a full written report of our recommendations and the reasons for making those recommendations, in respect of your requirements. 
  • We will NOT proceed until you understand and are happy with the recommendations made.
  • We will look to secure a 'decision in principle' to lend and to obtain the necessary documentation for application.

Stage 2: Application (if we make the application for you)

To complete full application and supporting documentation, to submit our verification/certification (where required) of your affordability and suitability of the mortgage and to confirm to the lender, that we have given advice to you and we consider you acceptable to the lender and meet its lending criteria.  We will deal with your lender, your legal advisers and any other interested parties. 

  • We will arrange all documentation and paperwork for the application, including implementation to offer stage and ensuring you/your legal advisers receive the necessary documentation within reasonable timescales. 
  • We will liase with lenders, agents and solicitors on your behalf to ensure smooth transition from offer to completion and money release.
  • VAT free as majority of works are for intermediation on regulated products.

Fees are discounted up to 25% depending upon how you wish us to work.  There are four low cost, fixed fee options: two options where you pay our fees upfront and two options where only the research fee is required upfront.

50% Procuration Fee Rebate - Some lenders but not all may pay us a procuration fee (similar to commission) on completion of the loan.  We will usually retain 50% of any procuration fee paid to us and 50% will be allocated back to you in the form of refunding any upfront fees already paid to us by you and/or offset against fees outstanding.  By way of example, some lenders pay procuration fees of 2% of the loan e.g.  Loan £50,000, procuration fee £1,000.  £500 would be retained by us and £500 would be allocated to you to pay for any outstanding fees or refunded against fees already paid by you.
